Stage 1 of Channel Court involves the construction of a 3 storey discount department store with basement parking under and rooftop parking over, two smaller commercial buildings and a central piazza with basement parking.

Also included is an internal road network, upgrading of drainage infrastructure and provision of an overland flood path via the road network.
